What exactly is a "make-good"?
“Make-good” refers to any type of remedial works that are undertaken at the end of a rental agreement, or prior to the sale of a commercial warehouse property, in order to prepare it for the next tenant or owner.
When it comes to warehouses, there are many areas that may need to be ‘made good’. Foot traffic and vehicles like forklifts, can cause damage over time to floors and walls. Additionally, fixings from racking installations leave behind holes in the concrete floor which may require filling.
Essentially, everything in the warehouse space needs to be stripped out: racking, walls. fittings and etc. removed; damage rectified; paint removed or repainted; and the property left in the state it was at the beginning, to satisfy the requirement for an end of lease make good.
